In March we did not hold a proper board meeting but instead accepted complaints from a homeowner with documented violations from around the Manderley West section of the neighborhood and as per our policy of notifying the board we addressed them with letters.

An open discussion was held in lieu of a Board meeting and the winter freeze was discussed. There was widespread damage throughout the community grounds, homeowner's properties and the general area of Lake Mary. It was brought to the board's attention a homeowner did not like the trend by homeowners in Manderley to save water and Xeriscape their properties as is becoming commonplace from Miami to Jacksonville.

A homeowner had submitted 32 addresses, 2 of those were to show what a good property should look like.

Of the 30 demonstrating types of violations, we have 19 of the same properties on our notice list which had already resulted in letters being sent requesting remediation of the issue. The remaining 11 include driveway, sidewalks and soffits that need cleaning. Usually our inspector will address those issues as well as fences as we get into April, for spring cleanup areas. In these cases those letters went out earlier this year.

 

There is a tendency to submit requests to homeowners with a reasonable timeframe to clear it up and do all the types of clean up at the same time so potentially we can offer discounted prices to the homeowners in areas like pressure washing or sod replacement. Last year several residents purchased sod installed for .70$/sqft for Sable St. Augustine of a very high quality from an offer that circulated to anyone interested or seeking assistance and 2 seniors on fixed budget had remediation for the interim over the winter until they could afford a complete repair.
